Podere Morciano is a beautiful stone built villa set in its own grounds in an elevated position with great views on all sides. It has the traditional terracotta floors and tiled and beamed ceilings throughout. This spacious villa has five double bedrooms each with their own ensuite bathroom and can comfortably sleep 10 people.

The short private drive leads up to the front of the house and there is ample space for parking outside the property. The villa is set in its own grounds with views over the surrounding countryside and is therefore very private. The attractive swimming pool is located at the side of the house set on a lower level. The paved surround is furnished with sun loungers and sun umbrellas; again this is a secluded area with mature trees and shrubs on one side.

You enter the villa via a large covered portico directly into the kitchen/diner. This is a lovely light room which is fully equipped with dishwasher, fridge/freezer and a large range cooker and oven along one side. There is a long wooden table which is perfect for preparing meals.

A brick archway takes you through to the rather grand dining room which has a dining table and chairs for ten people. There is a lovely open fireplace at one end and double doors which open out onto the terrace where there is a smaller portico furnished with table and chairs.

A short hallway takes you past the stairs to the first floor through to the lounge which has a smaller open fireplace and comfortable sofas arranged in front of a flat screen TV.

From here there is a door to the spacious ground floor bedroom which has a four poster double bed and an ensuite bathroom with shower and a washing machine. There is another large bathroom on the ground floor with a carved marble bath with hand held shower, basin, WC and bidet.

The first floor has a further four double bedrooms, each of which has been decorated and furnished in different styles.Each of the bedrooms has its own ensuite bathroom with basin, WC and bidet; two of the bathrooms have showers and two have baths. Throughout the property the owners have added personal touches with ceramics and antiques.

Outside there is a terrace which wraps around the house where you can sit and enjoy the views or escape from the heat of the day. There is a separate stone building which has a pizza oven for guests to use.

The attractive swimming pool is located at the side of the house set on a lower level. The paved surround is furnished with sun loungers and sun umbrellas. This secluded area has mature trees and shrubs to one side and views across the countryside.

The swimming pool measures 7 metres by 12 metres and has a constant depth of 1.5 metres. There are internal steps leading down into the refreshing waters. The pool is open from 15th April until 1s October.

Podere Morciano is located 15 kms from the town Orvieto where there are many shops, restaurants and other amenities.
